A focus on health and wellness and the incorporation of lifestyle experiences has found its niche in the commercial real estate realm. All corners of the country, especially Los Angeles are seeing renovations to existing commercial properties, with some ground-up development catering to the new health and wellness trends currently sweeping the commercial real estate markets. This trend encompasses the promotion of mental, as well as physical health for tenants and visitors alike — An enjoyable environment and a satisfying experience is expected to lead to beneficial business outcomes and overall improved health.

The northwest corner of Wilshire Boulevard and Granville Avenue will take on a much needed renovation to the existing 40,000 square foot, U-shaped retail center in efforts to meet these new demands. ConAm Building Co. was hired by United Property Management Services and has been working diligently with Landry Design Group to redesign and now redevelop this existing two-story property, which will cater to this growing trend and rising demands for lifestyle/ experience driven properties.

The demolition of existing façade and related structural components will allow for the construction of a flying bridge way, and expanded walkways. Significant architectural upgrades and unique detailing including stucco banding and cast glass finishes throughout will create a modern and exhilarated look. The property will feature two rolled metal and glass feature stairways accompanied by a custom cast glass enclosed elevator. Several illuminated cast glass light towers will accent the property, while colorful landscaping, new hardscape and several water features will be incorporated, intended to add to the property’s ambiance and overall appeal. The existing grade level parking lot is centrally located and will be redesigned and recreated to become a pedestrian friendly, outdoor plaza complete with free wifi; a place for tenants and visitors alike to visit and spend time.

Tenants space will include medical offices, fitness studios, and we are sure many future cornerstone tenants. All suites are to remain occupied and open for business during the anticipated fourteen months of construction.
